- Introduction to all parties as your TC
- Update MLS Status (Seller Side)
- Send Buyer/Seller Next Steps
- Request OMEM delivery instructions for buyer's & ensure receipt of funds by 3rd Business Day
- Keep track of contract timeline & add all contract dates to google calendar, invite Agent and Agent Client
- Ensure receipt of all required contract documents/addenda & sent to necessary parties
- Coordinate Survey ordering w/ Title per contract terms
- Prepare amendments as requested (approval required)
- Order Home Warranty per contract terms (buyer side)
- Request status, appraisal, HOA etc. updates from Lender and Title throughout transaction
- Request home information from Seller or Listing Agent to provide the buyer prior to closing
- Coordinate closing appt. with Client and Title (add appt. & location to google calendar for Agent/Client)
- Send Closing reminders email to Buyer/Seller
- Complete Broker Compliance & request CDA
- Request Final CD after Closing/Funding & upload for Broker Compliance
- Change MLS status to Closed after funding (Seller Side)
