  • Introduction to all parties as your TC
  • Update MLS Status (Seller Side)
  • Send Buyer/Seller Next Steps
  • Request OMEM delivery instructions for buyer's & ensure receipt of funds by 3rd Business Day
  • Keep track of contract timeline & add all contract dates to google calendar, invite Agent and Agent Client
  • Ensure receipt of all required contract documents/addenda & sent to necessary parties
  • Coordinate Survey ordering w/ Title per contract terms
  • Prepare amendments as requested (approval required)
  • Order Home Warranty per contract terms (buyer side)
  • Request status, appraisal, HOA etc. updates from Lender and Title throughout transaction
  • Request home information from Seller or Listing Agent to provide the buyer prior to closing
  • Coordinate closing appt. with Client and Title (add appt. & location to google calendar for Agent/Client)
  • Send Closing reminders email to Buyer/Seller
  • Complete Broker Compliance & request CDA
  • Request Final CD after Closing/Funding & upload for Broker Compliance
  • Change MLS status to Closed after funding (Seller Side)
